Flossmoor is considered to be one of the jewels of the south suburbs of Chicago. Since its inception as a summer retreat for the captains of industry of the late 19th century Chicago, it has been considered an exemplary community with a long held tradition of excellence.
With its central location within the south suburbs, convenient transportation linkages to downtown Chicago, proximity to Midway as well as the proposed Peotone Airport and reputation for excellence, Flossmoor is more than just a "competitive" location. Flossmoor contains exciting opportunities for development, from smaller parcels ideal for retailing and independent office uses to larger sites perfect for comprehensively planned office park developments.
In order to promote and encourage development, the Village of Flossmoor has established the Southwest Flossmoor Tax Increment Financing (TIF) District. The District, with a total area of 96.6 acres, is located adjacent to the intersection of two major arterials - Vollmer Road and Crawford Avenue. The District has 2,650 feet of frontage along Vollmer Rd. and 1,600 feet of frontage along Crawford Ave. The District is within 1.5 miles of the Vollmer Rd. interchange of I-57.
The objective of the Village is to encourage the redevelopment of this area as a high quality business/office park with a campus like environment. The District designation provides the Village with the ability and authority to directly assist in the development process. The Village has undertaken a number of preliminary steps in support of this redevelopment objective. To date, the Village has completed a Phase I Environmental Audit, a topographic survey, archaeological assessment and substantial improvements to the municipal water system.
The Village is prepared to offer significant financial incentives to encourage developers and "end users" to choose Flossmoor as a location for their projects. Among the incentives that may be offered are the following:
